Development Management

Development Management is at the very heart of the 4ward business and our development team has delivered and provided strategic advice on numerous iconic regeneration schemes across the UK, as well as complex projects including business parks, logistics parks, mixed use developments and housing developments.

At 4ward, we work in close partnership with developers, landowners and local authorities to identify the optimum development solution and maximise profit for our clients. Our services include the development of business strategies and plans, financial modelling, development appraisal, bid support services, strategic risk management, stakeholder engagement, development concepts, development and funding agreements and procurement strategies.

 

Masterplanning / Urban Regeneration

Urban regeneration and masterplanning are a particularly strong area of expertise at 4ward and our team members have a wide breadth of knowledge in this field.

The team are highly experienced in development management, giving them a comprehensive understanding of our client’s specific requirements from the early inception of the scheme through completion.

Project Management

Our team of project managers offer strong leadership, robust procedures and processes for the efficient and successful delivery of your projects. Our approach to project management is client focused and centred on building strong, long-lasting business relationships. 

Our project management experience embraces a broad range of sectors including urban regeneration, business parks, logistics parks, housing development, mixed-use development, commercial, education and infrastructure.

 

Contract Administration / Employer’s Representative

Our team is highly proficient in administrating contracts with a hands-on approach throughout the construction phase of projects. Our capability includes NEC, JCT, ICC and FIDIC contracts, as well as bespoke developer’s contracts.

 

Programme Management

In addition to traditional planning and programme services, we can oversee the co-ordinated strategic management of multiple and phased projects and initiatives delivering outcomes of strategic importance and have developed core PMO processes to provide assurance and support effective decision-making.

Cost planning / estimating

At 4ward, we embrace our client’s vision and we strive to step above the traditional Quantity Surveyor role to provide strategic cost advice. Our commercial consultants work closely with the client’s professional teams to ensure that the design is being developed within the budget. Our team has worked on many award-winning projects and understand how to allocate budget across a project cost plan.

We also provide collaborative support to contractors engaged in JV development projects to execute their estimating and procurement duties.

 

Strategic procurement and contract advice

We will advise you on the most suitable procurement and contract arrangements based on your project’s risk profile and objectives.

In addition, 4ward possesses in-house expertise in public procurement and all our consultants are fully conversant with public procurement regulations and processes.

 

Cost control

We administer robust change control and reporting procedures that allow us to accurately forecast final accounts and limit unforeseen expenditures during the construction phase of projects.

We place a great emphasis on cost risk management and tender negotiations to ensure that all known and potential cost elements have been captured before the exchange of contracts. Not only does this approach assists us in providing enhanced financial control to our clients but it also significantly reduces the risk of future disputes between the parties.

Value and risk management

While value and risk management are intrinsic to our commercial management services, complex mega projects may require a more robust approach. Our consultants are fully trained and experienced in this field of expertise and can facilitate formal risk management and / or value management workshops and provide strategic risk mitigation advice.

 

Fund monitoring / Due diligence

We can provide due diligence services on a wide range of schemes and carry out an impartial assessment of your project to give you the assurance that value for money is being achieved. 

We can also provide fund monitoring services to funders and investors and make analytic recommendations when payment drawdown can be made against the funding agreement.

 

PMO Processes and Project Assurance

Many of our clients have multiple schemes of work often with competing priorities and differing delivery processes.  We work closely with our clients to identify areas of good practice and optimise lessons learnt. We provide an objective assessment of core delivery processes and the health of their projects and programmes of work, critique and enhance processes fundamental to the efficient and effective delivery of multiple projects or programmes of work and provide the leadership and expertise to either establish a PMO or provide changes required to enhance processes.
